Anyone may
buy a hud home, hud homes are homes that the F.H.A. has taken possesion of from the
lenders who originally held the individual loans. These homes will sit empty for as
long as one year from the date of default, at which time hud places them on a list.
The local (southwestern U.S.) broad listing broker is goldenfeather realty.
Goldenfeather is the property management division of HUD, they board up and change locks
on the properties in HUD's inventory. These homes are offered for sale, most with
low down f.h.a. financing available. The HUD list is posted every Thursday (late
p.m.) and homes are available for viewing and bid input (through any real estate agent,
hud pays for the agent's commision). Bids are closed on the first tues at 12:00
midnight after the home is listed. Any home that does not receive an acceptable
(best net to hud) bid is placed on an extended list for the next (thurs.p.m.).
