| About HUD Anyone may buy a hud home, first: owner occupants, wanting to buy the home as their primary residence get first priority. Second: investors, non owner occupants, may purchase only those home on which an owner occupant has not placed a satisfactory bid. Hud homes are homes that the F.H.A. has taken possesion of from the lenders who originally held the individual loans. This is your mortgage insurance in action, for your mortgage holder's protection ( the bank) These homes will sit empty for as long as one year from the date of default (the original owner has one year to pay up all back due monies and reclaim house). After that period of time hud (through Tower and goldenfeather), places them on the hud list. All Hud homes are sold as-is (they are free of debris/trash/old furniture/etc-goldenfeather's job). |
| The local (southwestern U.S.) broad listing broker is goldenfeather. Goldenfeather is the property management division of HUD, they board up and change locks on the properties in HUD's inventory. They are not the listing office or representing broker. |
| These homes are offered for sale, most with low down f.h.a. financing available. The HUD list is posted every Thursday (late p.m.) and homes are available for viewing and bid input (through any real estate agent, hud pays for the agent's commision). Bids are closed on the first tues at 12:00 midnight after the home is listed. I follow, closely, the bid history (what bids were put on a listing and which bid hud accepted). This helps you determine what you need to offer to get the home you want. |
| Any home that does not receive an acceptable (best net to hud) bid is placed on an extended list for the next (thurs.p.m.). Many hud homes will sell at a bid above the asking price (as much as $10,000 over). The homes are usually 10-20% less than similar homes in area. HERE'S THE CATCH to overbidding, all amounts over the posted price must be paid as additional down payment. Hud pays about 2-3% of closing costs.
